Initially set up by tenants of short life housing who were looking for more permanent accommodation, Fusions was one of the first self build schemes using the Chisel 'Self Build For Rent' model. One of the major benefits of the model is a reduced Housing Association rent in return for the self builders' time and labour. In setting up the co-op they felt there was a need for a housing co-op run by and for, and servicing the needs of local Afro-Caribbean people. To this end a commitment to living co-operatively became a key criteria for joining the scheme Fusions were eventually allocated 2 small plots in adjoining streets on which they built eight 2 and 3 bedroom bungalows The plots are very small and it was agreed that no roads would be required. The parking is off road with the houses behind. This gives a safe area for children to play and creates a peaceful atmosphere. This layout also allows for interaction between the residents.
